How to Use the Mortgage Calculator
Start with the home price and the down payment — the loan amount and your down payment percentage are worked out for you. Then enter the interest rate and the term in years, the yearly property tax and home insurance, and any monthly HOA fee. Choose a currency of dollars, pounds, euros, or rupees. The large figure at the top is your estimated total monthly payment, with the principal and interest, property tax, home insurance, and HOA parts listed beneath it, along with the loan amount, total interest, and total of payments. The page opens with a 350,000 home, 70,000 down (20%), a 6.5% rate over 30 years, 3,500 a year in property tax, and 1,200 a year in insurance — about 2,161 a month, of which roughly 1,770 is principal and interest.
What Changes the Payment
The term and the rate matter most. In that example the interest over 30 years comes to about 357,125, while a 15-year loan costs about 2,439 a month in principal and interest but only about 159,038 in interest. Cutting the rate by a full point to 5.5% lowers the principal and interest to about 1,590 a month, and a bigger down payment reduces the amount you borrow. Property tax and insurance are yearly figures that the calculator divides by 12 and adds to your monthly payment.
